A private investor had acquired a historic house in Amsterdam and was considering different ways to turn the property into a viable investment.
The possibilities were very different.
Could the house operate as a location for photo productions? Should it become a more specialised commercial concept? Or was there a stronger model that could preserve its residential character while creating attractive rental potential?
Before deciding what the property should look like, the more important question was:
What should this property actually become?
BAMHUB explored the different possibilities around the property and looked at them from both a business and real estate perspective.
The strongest opportunity did not require forcing an entirely new concept onto the building.
The property already had something valuable: the character and scale of a distinctive historic family home in Amsterdam.
Our recommendation was therefore to build on that strength.
Rather than transforming the house into a highly specialised commercial venue, the stronger model was to create a premium family residence that could appeal to affluent tenants while remaining a property the owner could also use himself.
One direction could therefore serve both the investment and the asset.
Create a high-end family home with strong rental potential.
This gave the project a clear framework.
The house needed to feel residential rather than like a hospitality concept, but sufficiently distinctive and considered to compete at the premium end of the rental market.
Every level of the property could then be reconsidered around that direction.
The basement, main floors and attic each presented very different spatial constraints and opportunities, but they all needed to contribute to the same overall proposition.
Once the business direction became clearer, BAMHUB translated it into a spatial and interior concept.
Realistic 3D visualisations allowed the investor to see what the different parts of the property could become before committing to the physical transformation.
The purpose of the images was not simply to present an interior design.
They made the proposed investment direction tangible.
Layouts, atmosphere, furniture, materials and the use of difficult spaces could be explored while decisions were still flexible.
Each part of the historic house required a different response.
The basement had limited natural light.
The attic had significant spatial constraints.
The main residential areas needed to combine the comfort of a real family home with the quality expected from a premium property.
Rather than applying one design language mechanically, the spaces were developed around their individual realities while remaining part of one coherent home.
Our involvement did not stop with the visual concept.
As the project moved closer to physical implementation, BAMHUB remained involved in identifying relevant suppliers and specialists, including providers for specific furniture and other elements required to bring the proposed direction into reality.
We also helped connect the investor with people who could complement the team needed for the physical project.
The objective was not for BAMHUB to perform every discipline itself.
It was to help assemble the right capabilities around the project.
The project moved from a broad question about what to do with a historic property to a much clearer investment and spatial direction.
Instead of beginning with interior design, the process began with the asset itself:
What could it become?
For whom?
Under which model?
And what physical transformation would support that direction?
The business thinking informed the concept. The concept informed the space. The visualisations made it possible to evaluate. And the right external capabilities could then be brought in to move it towards reality.
