The housing crisis is accelerating rents, and 15 to 20 billion euros leave Europe every year for American short term rental platforms. It is a market worth more than 100 billion euros, fragmented and without a European leader. At its centre sits a blind spot: subletting, legal but blocked, an informal market worth more than 14 billion euros that nobody addresses.
Moien was built for this gap. It brings short term rental, long term rental and subletting together on one platform, and turns supervised subletting into a real market by aligning the property owner and the tenant for the first time.
Moien automatically shares a part of the revenue with the property owner the moment a subletting takes place through the app, giving them a concrete reason to agree instead of refusing by default. "We give property owners a reason to say yes that did not exist before," says founder Olivier Raguin. "For an agency, it becomes an argument they can use immediately with a reluctant owner, instead of managing a conflict."
The product is not a promise. It has already been built and delivered on iOS, Android and Web. Moien was selected by Village by Crédit Agricole in 2019, received a public grant from the Luxembourg government in 2023, and its beta has been running since May 2026. Commercial launch is planned within 30 days, starting in the Greater Region, before France and the Benelux in 2027.
The property owner's written agreement remains a legal requirement for subletting, and Moien does not replace it, it gives owners a reason to grant it. Moien charges 4% on short term rental and 6% on subletting, against 15% to 18% typically charged by international platforms, and agencies can list on its B2B channel for free.
